WXCA Turns a Former Car Factory into “Green District of The Future”

A Polish architectural design studio called WXCA, together with urban designer, SAWAWA, has unveiled their new future project. The project aims to transform over 60 hectares of land, previously used by the FSO car factory in Warsaw, into a multi-functional and green district of the future. It is expected that more than 17,000 residents will live in this new "green district of the future" and around 13,000 will be employed in this post-industrial space by 2050.

The FSO Park design concept was born as a response to the ongoing complex climate change. It was designed as a residential district of the future with the entire district connected closely with abundant greeneries. The park is divided into several zones where the main axis is a linear park that spans over a kilometer in length and covers an area of 10 hectares. The park consists of green spaces with a lot of plant varieties. It also provides open public and semi-public spaces that stand side by side with the green spaces and the residential blocks.

The park comprises green spaces of varied profiles, silhouettes, and levels of naturalization

The urban layout was organized so that residents could meet all their basic needs within a walking distance of 15 minutes. Public facilities are located along the main green avenue, intensifying particularly at intersections with transverse axes, which in turn invite users to more small-scale, semi-private, and private residential blocks that constitute unique neighborhood units. In addition, a distinctive school complex will be built, unlike any other, with a sports and leisure campus in the central part of the district, spanning over 3.5 hectares.

Not to be left out, the communication layout plans for the entire estate have been devised to incorporate vehicular traffic along an outer ring road and through an area of the city that is well-served by public transport. Additionally, as part of the architect’s commitment to creating a sustainable community, a 100% groundwater retention system, power generation system, and energy sharing system between buildings is set to be implemented.

Its design concept which is centered on the community ensures the presentation of Warsaw’s heritage and identity. Its modern architecture will express the identity of the place by engaging in a dialogue with the former industrial buildings of the FSO car factory. The revitalization of this former car factory is set to be completed in 2026 and inhabited by 2050. Once it is completed, this project will breathe new life into the community and transform it into a better space for the community to live.
